The project “Hoch ZWEI Plus ZWEI” (Power of TWO plus TWO) is right in the middle of the urban development area “Viertel ZWEI” (District TWO) which is the second Viennese municipal district. The project’s area stretches from the Viennese fair ground toward the Ernst-Happel Stadium and ends at the harness racing track Krieau in the South.
In essence, the projects consists of four distinct construction stages:
A three-story underground garage with a floor space of ca. 7,500 m² each that provides about 500 parking spaces and contains most of the building service engineering. As the excavation pit ends about 9 m below groundwater level the entire pit will be secured by treated walling and special supporting columns. Special in-situ concrete pillars will be used to distribute the building load and to partially serve as negative-buoyancy measurement.
The most prominent building in this area will be the office tower “Hoch ZWEI” with almost 85 m. The building’s sickle-shaped footprint extends by about 1.35 m per floor ceiling. Thus the building widens across 23 floors and tilts between 1 and 7 degrees. The facade covers an area of 13,500 m² and is constructed as a single-leaf element facade with integrated sun protection. The building “Hoch ZWEI” provides approximately 22,000 m² of useful space.
The building “Plus ZWEI” provides approximately 19,000 m² of useful space that will be rented out. The first 3 levels provide about 5,500 m² of useful space each and have been designed with general facilities like postal service, copy rooms, restaurants, kitchens, VIP, doctors and physical therapies in mind. This building separates in two blocks (A + B) from the 4th floor up and is again joined together by a steel-lattice-formwork construction at the top. The projection on the south side of Block B quite certainly is another prominent feature of this building. The facade covers and area of 11,500 m² and has been constructed with different facade types, e.g. element facade systems, P/R constructions and structural glazing. Block B provides about 19,000 m² of useful space that will be rented out. Various green islands, even a lake with footbridge and 8,500 m² of pavement will make up the green space.
