ALPINE Bau Deutschland provides a turnkey remodelling of this 32-story high rise with four underground floors into a 5-star hotel. Starting with the excavation pit and the bare brickwork, this impressive high rise is being constructed by ALPINE in conjunction with appropriate consortia. Merely the work on the facades and the landscaping outside the buildings is being directly handled by the customer.
The planning intends the following building utilization:
The ground floor and up to the 5th floor covers public areas such as lobby, offices, restaurant, ball room and S.P.A. areas such as shops (exclusively intended for the ground floor). The hotel is housed from upper floor 3 – 15. The upper floors 16 – 21 hold the office spaces available for rent. The tower suites are planned to be in the floors 22 – 30 above. The upper floor level 31 will be extended into the president’s suite. The upper floor level 32 will be used mainly for technical superstructures. The underground floor levels will be used as underground car park and delivery zones as well as used for central building control systems.
Throughout, the internal construction will be done to the very high-quality standard of a 5-star hotel. ALPINE completes the building services planning as part of the implementation planning. The contract also includes the execution of all technical building services, including elevators. A special feature is the very expensive S.P.A. area that will be constructed on the 5th upper floor; it will be connected by a separate stairwell with the terrace on the 6th upper floor. It will provide an exclusive view to the City West of Berlin.
